David Weekley released their new row homes in Section 9 of Mueller Austin about a month ago and you might be thinking that the prices have raised 10% since then.
If you look at our Mueller Homes for sale page, you’ll see that the row homes are priced at $506k and $553k, whereas if you had signed up for our regular Mueller, Austin TX emails, you’d see that we sent them out when they became available at prices from $450k to $527k.
So what’s going on? Here are the stats for the original homes we sent out:
Listed from $450,000 (before upgrades)
The Elenora – 2,224 sqft – $527,823 before design selections
Corner Row Home
3 Bedroom, 2.5 Bath, Study and open upstairs Retreat.
The Burell – 2,044 sqft- $494,711 before design selections
Corner Row Home
3 Bedroom, 2.5 Bath with optional 4th Bedroom and 3rd Full Bath
The Mirabeau – 1,643 sqft – starting from $450,000
2 bedroom, 2.5 bath with upstairs open retreat.
The Goodley – 1,910 sqft – starting from $470,000
3 Bedroom, 2.5 Bath with a Study
If you look at the homes available today, one is a Goodley at $506k, the other a Burell at $553k. They’re both interior lots (with no end of row premium). So what’s going on?
Firstly, they have been specified with upgrades included, whereas the original email was excluding upgrades. Secondly, they’re not the first ones to be sold (in a rising market with new builds the first ones to sell can be sold cheaper).
